According to Joystiq.com, the Xbox 360 is pretty noisy beast. Apparently it's louder than the original Xbox :(

Here's how the Xbox 360 ranks in terms of noise output versus the other fan-cooled devices in the apartment.

I wouldn't worry to much about fan noise with the Xbox 360. I have an Xbox, and it really isnt all that loud.
